Luxury in the USA: Domestic Hotel Openings and Renovations

Hotel openings and renovations are keeping the domestic market as exciting as ever. Here's a rundown of luxury hotel news from the U.S. that has caught our eye.

The Ranch Hudson Valley Accepting Reservations for April 15

The Ranch Hudson Valley, from luxury health brand The Ranch, is now accepting reservations with the property slated to open in April. Located in the lower Hudson Valley, just an hour from New York City, this opening marks The Ranch’s debut on the East Coast.

Set on 200 forested acres, The Ranch Hudson Valley has a structured wellness program—hiking, strength training classes, restorative yoga, deep tissue massage, and organic, plant-based meals. The Ranch Hudson Valley will offer three- and four-night wellness programs.

Guests can start their day with a two-hour or four-hour hike; afternoon activities include naptime, strength training, restorative yoga and a daily massage. Other experiences include infrared sauna and a hot and cold contrast plunge or add-on services like colon hydrotherapy, IV therapy and energy healing.

Nutrient-dense, organic, plant-based meals focused on detoxification and revitalization will be enjoyed together, fostering deeper connections among guests and enhancing the experience. (Corporate groups can also take advantage of the intimate setting to create private, customizable, health-centric experiences.)

Located in the lower Hudson Valley, The Ranch Hudson Valley is surrounded by the 4,000-acre Ringwood State Park. The 40,000-acre Harriman State Park offers an alternative for morning hiking.

The property also includes a 5,000-square-foot Solarium, adjacent to the estate and overlooking the grounds, with year-round exercise and pool facilities. An outdoor pool and onsite lake for water activities will be incorporated into fitness programming seasonally.

Posh Treehouses at The Chatwal Lodge in Upstate New York

The Chatwal Lodge in New York’s Catskills has opened three Treehouse accommodations. Located on the grounds of the Chapin Estate, a former 18,000-acre wildlife reserve, the all-inclusive resort is part of The Unbound Collection by Hyatt.

The three Treehouses are an addition to the Lodge’s 11 existing suites and cottages and are set 15 feet above the ground with oversized windows that allow for maximum natural light and views of the landscape. Each Treehouse holds up to four guests with a king-sized bedroom on the main level, a loft with a queen Murphy bed, a living room with a wet bar and a covered balcony and exterior deck with a gas fire pit.

Activities at the resort include fly fishing, forest bathing and snowshoeing. A pool and spa concept is also slated to debut this year.

Newport Harbor Island Resort to Reopen After $50 Million Reno

Newport Harbor Island Resort, located on Goat Island, RI, is set to reopen on April 15 following a property-wide renovation. Formerly branded as a Gurney’s resort, the hotel’s $50 million renovation includes refreshed guestrooms and suites, a spa, upgraded culinary experiences and meeting spaces, and a 22-slip marina.

The guestrooms and suites, many of which offer private outdoor spaces, all have water views.

Fairmont New Orleans to Open Summer 2025

Fairmont Hotels & Resorts and Louisiana-based developer Kailas Companies have announced the official kickoff of the downtown redevelopment project of 1010 Common Street, which will mark the return of the Fairmont brand to New Orleans in summer 2025. (The former Fairmont Roosevelt hotel is now branded as a Waldorf-Astoria.) The new Fairmont is listed on the National Register of Historic Places and is part of a redevelopment project that will transform the former Bank of New Orleans Building, a 31-story skyscraper and the city’s 10th tallest building. This location places it directly between Bourbon Street and the New Orleans Superdome. The hotel will occupy 18 stories within the building, offering 250 guestrooms, including 40 suites ranging from one-bedroom to specialty suites.

Hotel Bardo is Now Open

Hotel Bardo Savannah, the former Mansion on Forsyth hotel, is now open. The resort houses 149 guestrooms, inclusive of 50 suites; The Green Room lobby bar; coastal Italian restaurant, Saint Bibiana; Bar Bibi, the pool bar; holistic fitness and wellness spa, Saltgrass; kids program, Camp Bardo; and a membership and social club Club Bardo. Within the next five years, Left Lane will expand the Bardo brand to high-growth secondary markets, including Pittsburgh, PA, and Providence, RI, among others.

LXR Hotels & Resorts Debuts in Hawaii

Hilton has opened Ka La’i Waikīkī Beach, LXR Hotels & Resorts. Set in the center of Waikīkī, Honolulu, the 462-room hotel is located just above Fort DeRussy Park with views of the Pacific Ocean and Diamond Head, the hotel is just steps from Waikīkī Beach and surrounded by restaurants, shopping, entertainment and nightlife.

Ka La’i Waikīkī Beach spans 38 stories and has residential-style guestrooms and suites and a wellness facility. In early 2025 and planned in phases over several months, a renovation will encompass upgrades to guestrooms and suites, public areas, including lobbies, pool areas, spa, fitness center, landscaping and interiors.

Separately, Hilton has just partnered with Small Luxury Hotels of the World; its Waldorf Astoria Hotels & Resorts, Conrad Hotels & Resorts and LXR Hotels & Resorts brands will now be members of Small Luxury Hotels.

Luxury in the Carolinas

Six Senses has signed a hotel management agreement with Whitestone and Redrock Portfolio, Inc. to open an eco-conscious resort, spa and residential community on the shores of South Carolina, including Hilton Head Island, Daufuskie Island and Bay Point Island. Opening in 2026 and spanning multiple coastal locations, Six Senses South Carolina Islands will be located just a short distance from the Savannah/Hilton Head International Airport.

Oetker Enters U.S. Market

Oetker Collection has announced that The Vineta Hotel, its first property in the United States, is slated to open in Palm Beach, FL the second half of this year. The hotel is just two blocks off Worth Avenue and a few minutes away from the beach.

Paying homage to the hotel’s legacy, Oetker Collection is bringing back the Vineta name that it held for over 50 years, heralding a new chapter in the building’s nearly 100-year history. With its pale-pink façade, it is a “quintessential example” of Mediterranean Revival architecture for which Palm Beach is known. The landmark building will be restored and reborn as The Vineta Hotel following a top-to-toe renovation led by Paris-based interior designer Tino Zervudachi.
