Marriott's Design Hotels Adds 16 Palisociety Properties in Brand's Largest-Ever Portfolio Deal

Design Hotels has signed agreements with the owners of 16 hotels operated by Palisociety, the Los Angeles-based independent hospitality company, marking the largest single portfolio addition in the Marriott-affiliated brand's history.

The properties span nine U.S. destinations and represent more than 1,000 total rooms and suites. They will join the Design Hotels portfolio in the coming months, with all properties also set to join Marriott Bonvoy, the loyalty program of Marriott International, which owns Design Hotels.

The deal pushes Design Hotels past 100 properties across the Americas this year. Founded in Los Angeles in 2008 by Avi Brosh, Palisociety operates a collection of more than 20 hotels, residences, and restaurants known for bespoke design, neighborhood-inspired programming, and a distinctly independent point of view. The brand's portfolio comprises five sub-brands: Palihouse, Palihotel, Le Petit Pali, ARRIVE by Palisociety, and an assortment of independently branded properties. 

The properties are concentrated on the West Coast but also reach into New Mexico, North Carolina, and Tennessee. The 16 hotels set to join the portfolio are Palihouse West Hollywood, Palihotel Melrose, Palihotel San Francisco, Palihotel Westwood Village, Palihotel Palm Springs, Palihotel Hollywood, Palihotel Seattle, Le Petit Pali Brentwood, Le Petit Pali St. Helena, Le Petit Pali Laguna Beach, ARRIVE Albuquerque, ARRIVE Palm Springs, ARRIVE Wilmington, ARRIVE Memphis, Silver Lake Pool & Inn, and The Hôtel Lili Beverly Hills.

For Palisociety, the appeal is access to a far larger distribution network across Marriott channels while retaining its independent identity. Brosh told Skift the arrangement allows the company to "be institutional without losing our soul."

For advisors, the upshot is a sizable batch of design-forward boutique hotels — in markets from West Hollywood and Palm Springs to Napa Valley, Seattle, and Memphis — becoming bookable through Marriott's channels and earning Bonvoy points, with the properties' independent character intact.
