Park Hyatt's First All-Inclusive Resort is Coming to Mexico

Hyatt is betting that two of its most recognizable luxury brands can pull off the all-inclusive model, and it's putting that bet on Mexico.

The company and owner Parks Hospitality Holdings announced that Park Hyatt Riviera Maya and Grand Hyatt Los Cabos will both open in the second half of 2026, marking new expressions of the Park Hyatt and Grand Hyatt brands in two of the country's marquee leisure destinations. Both will run on an all-inclusive offering, a notable move for nameplates better known for à la carte luxury. The two properties together combine globally recognized brands with strong loyalty among luxury, business and group travelers, and Hyatt's all-inclusive expertise.

For PHH, which counts more than 11,000 hotel rooms across its portfolio, the openings carry weight beyond the two resorts themselves.

Slated to open by the end of 2026 on a secluded stretch of Caribbean coastline between Cancún and Puerto Morelos, Park Hyatt Riviera Maya is positioned to redefine the luxury all-inclusive experience for the region. The resort will sit within AMAI, a private coastal enclave reached through a winding mangrove landscape that opens to the sea. Even at full occupancy, the property is designed to feel spacious and unhurried, with a layout that moves between privacy and connection.

The design leans on craft rather than theme. Architectural details will draw on local materials and techniques, with millwork, furnishings, and artwork created alongside regional artisans. The 148 guest rooms and suites will look out across the Caribbean with Park Hyatt's residential sensibility, and select accommodations will include private pools and plunge pools, alongside a 2,300-square-foot penthouse.

Service is built around a dedicated Resort Ambassador assigned to each guest from pre-arrival onward, with the all-inclusive structure meaning there are no signatures to chase. The chef-led culinary program spans seven venues, with dining entirely à la carte and refined Mexican cuisine and seafood at the center, balanced by global influences. Mornings begin at a coffee bar pouring a curated selection of Mexican beans, while evenings move between intimate restaurants and The Botanist cocktail bar, with sommelier-led wine and premium spirits programs throughout.

On the wellness side, the resort will feature a beachfront pool lined with private cabanas, an open-air spa garden with secluded treatment spaces, daily wellness rituals, and preferred access to El Tinto Golf Course. Indoor and outdoor event spaces are woven throughout.

Grand Hyatt Los Cabos

Expected to open later this year within the Oleada Pacific Living & Golf oceanfront community in Cabo San Lucas, Grand Hyatt Los Cabos Resort, Golf & Spa pairs bold, Baja-inspired architecture with the resort experiences and group-gathering capacity associated with the Grand Hyatt brand.

The resort will feature 301 rooms, comprising 244 standard rooms and 57 suites, with 42 swim-out rooms included within those totals. Offerings range from one-bedroom suites to a 4,602-square-foot Presidential Suite, many featuring bathtubs, plunge pools or private pools, with the rooms designed as refined coastal retreats with balconies, natural light and marble bathrooms. The property will also offer more than 20,000 square feet of indoor meeting and event space, complemented by outdoor garden venues.

Culinary programming runs to five à la carte restaurants and five bar concepts, with everything from elevated beachfront dining and rooftop cocktails to poolside bars, a market café, a steakhouse, pan-Asian and Italian cuisine and a speakeasy. Set minutes from Cabo San Lucas, the oceanfront resort pairs beach access with an 18-hole Ernie Els Design golf course, a fitness center, kids' and teen clubs and pickleball courts. Guests will find multiple ocean-view pools, including an adults-only pool, family-friendly infinity-edge pools, a beachfront family pool and a dedicated splash park. The spa will feature 12 private treatment cabins and wellness experiences inspired by Baja's traditions and natural elements, including hydrotherapy, steam and sauna rituals, and a traditional temazcal experience.

The two debuts follow the recent openings of Park Hyatt Cabo del Sol and Alila Mayakoba, and come ahead of the anticipated debut of Park Hyatt Mexico City later this year. The recent re-opening of Secrets Mirabel Cancun Resort & Spa, following a complete renovation, further underscores how Hyatt's all-inclusive offering in the region continues to evolve.
